The principals of SDG own a construction firm, Pacific Empire Builders, an essential tool in this process. In addition to developing our own projects, SDG maintains several strategic joint venture and development clients. Along with turnkey development services, SDG often advises and assists our partners with value-add and stabilized acquisitions.

Principals

Jason Tolleson – Co–Founder, Principal

 

Jason Tolleson is the co-founder of Serrano Development Group and its affiliated construction company, Pacific Empire Builders, Inc.  Serrano Development Group, Inc. and Pacific Empire Builders, Inc. were both established in 2005 by Jason Tolleson and his partner Dan Mahoney and each have built dozens of projects in the southwestern United States. In addition to its robust multifamily portfolio, Serrano Development Group, Inc. has compiled an impressive resume of industrial, office, retail and hospitality projects.  

Jason began his career focused on the technical aspects of building by working as a Structural Engineer for the Parsons Corporation on US Army Corps of Engineers Demilitarization Projects, then as a Project Manager for Opus West Corporation. At Opus, Jason focused on the construction of ground-up commercial and industrial projects in the San Francisco Bay Area.  

Jason is a licensed Professional Engineer and General Contractor in the State of California. He holds a Bachelor of Science degree in Civil Engineering from the University of California at Berkeley and a Masters of Business Administration from the Anderson School at UCLA.

Dan Mahoney – Co–Founder, Principal

Dan Mahoney is the co-founder of Pacific Empire Builders (general contracting services) and affiliated companies Serrano Development Group (development services) and Serrano Asset Management (asset and property management). Pacific Empire Builders and Serrano Development Group were established in 2005 by Dan Mahoney and business partner Jason Tolleson. Serrano Asset Management commenced operations in 2013. Headquartered in Glendale, CA, the trio of Pacific Empire Builders, Serrano Development Group and Serrano Asset Management provide full service real estate development, construction and asset management services for its principals, partners and clients on residential and commercial projects in the Greater Los Angeles Area and select locations throughout the United States.

Dan began his career as a Project Controls Engineer on multiple environmental cleanup and civil infrastructure projects around the United States with Bechtel Corporation, a global leader in engineering, construction and project management.  Prior to his graduate studies, Dan also spent time working as a manufacturing plant supervisor for a family business, Sioux City Brick Company in Sioux City, Iowa. Dan is a licensed Professional Engineer and Real Estate Broker in the State of California.

He is active on the Sioux City Brick Board of Directors, Housing Committee and Board of Directors for Skid Row Housing Trust and several homeowner’s association boards in Los Angeles, CA. Dan holds a Bachelor of Science in Environmental Engineering Summa Cum Laude from California Polytechnic State University San Luis Obispo and a Master of Business Administration from UCLA Anderson School of Management.

Following our detailed and extensive Due Diligence, Serrano Development Group hires and oversees a hand selected design team that work closely with one-another to complete a drawing package ready for construction. The firms close relationship with the General Contractor and other seasoned subcontractors enables SDG to refine an aesthetically pleasing design in the most cost effective way possible that in turn benefits the overall performance and financial return of the asset.
